"I've lube wrestled, cross dressed, gone to goofy dances," Derryberry said.

His blog turned heads at Microsoft when he entered a blogging contest and won, beating out hundreds of other bloggers.

Derryberry won an all-expenses paid trip to Vancouver, a press pass and the technology to make his blog better than ever.

"I didn't think I would win in a million years, but here I am!" Derryberry said. "It's an amazing adventure and I couldn't be more grateful."

TEXAS HOME FORECLOSURE RATES LESS THAN NATIONAL AVERAGE

AUSTIN (Austin Business Journal) – RealtyTrac’s annual foreclosure report, released yesterday, revealed Texas metro rates to be under the national average of 2.21 percent.

Austin and Round Rock area foreclosure rates increased 39.5 percent between 2008 and 2009. About 1.25 percent of all housing units, or one in every 80 homes, foreclosed last year, and 8,002 homeowners filed. This was an increase of 54.6 percent from 2007. Of the 203 metros ranked nationwide for foreclosures, the area was ranked 117th.

Dallas–Fort Worth ranked 94th with a 1.5 percent foreclosure rate, and Houston was 111th with 1.3 percent of its area homes foreclosed upon. San Antonio ranked 109th in RealtyTrac’s report, with a 1.31 percent foreclosure rate.

1,000 Texas Tax Credit Claims Flagged for Possible Fraud

DALLAS (Dallas Morning News) – Nearly 1,000 first-time homebuyer tax credit filings in Texas have been flagged for possible ill-use of a taxpayer identification number primarily used by illegal immigrants, who are not entitled to the credit.

This number represents nearly one-third of the 3,200 suspicious homebuyer tax credit claims submitted by noncitizens around the country, the total of which are valued at $20.8 million, according to the U.S. Treasury Department.

Russell George, the Treasury inspector general for the tax administration, said that involvement of third-party preparers in some questionable homebuyer claims filed nationwide suggested that there may have been “conspiracies and attempts to cheat the government by more than one person.”

Of the 1.5 million claims made to the Internal Revenue Service for the tax credit, the Justice Department has filed one criminal case and one civil injunction against tax preparers for submitting false claims for the homebuyer credit. One of these cases was from Mission, Texas.

Traffic Pattern On Sam Rayburn Tollway To Shift On Wednesday As Part Of New Interchange Construction

The North Texas Tollway Authority (NTTA) will implement a traffic switch Wednesday on the Sam Rayburn Tollway (SRT) and its frontage roads in Allen and McKinney. The traffic switch is necessary to complete the new SRT/U.S. 75 interchange, which is scheduled to open to traffic in January 2011.

Drivers will notice a traffic pattern change starting the afternoon of Wednesday, Jan. 27, weather permitting. The NTTA will shift northeast-bound SRT frontage road traffic onto new SRT main lanes just before Shelby Drive, which will remain closed.

The existing northeast-bound SRT frontage road, labeled as State Highway 121, will be closed in that area to allow crews to reconstruct it and begin the connections for the new direct-connector ramps for U.S. 75.

Motorists will travel on the new SRT main lanes for a distance of approximately 1,000 feet before returning to the existing roadway just west of U.S. 75.

This traffic switch will last an estimated two months. All closures are subject to weather conditions and will be postponed, if necessary.

Dec. 2008 Article: Wellstone at Craig Ranch III LLC has filed for Chapter 11 bankruptcy protection in hopes of getting a mortgage release.

The undeveloped tract covers about 42 acres in the 2,200-acre Craig Ranch development in McKinney.

In its Dec. 1 filing in the U.S. Bankruptcy Court for the Eastern District of Texas, Wellstone listed assets of between $1 million and $10 million, liabilities of the same range and estimated that it has between one and 49 creditors.

In a Subcommittee hearing on ‘The Role of NeighborWorks and Housing Counseling Intermediaries in Preventing Foreclosures' held May 13, 2009, Representative Emanuel Cleaver (MO) stated that this is the "most significantly depressed moment in US history - financially - since October 1929. This is the great recession." He also pointed out that with the rising unemployment, foreclosures will continue to be a problem.

Foreclosures not only saw a jump last month, but also for the last two quarters of 2009.

Foreclosed homes for both the Collin County and the Dallas-Fort Worth area jumped to record levels both last month and last quarter, according to data tabulated by the Foreclosure Listing Service of Fort Worth.

A total of 699 homes will go on the auction block in June from Collin County. That represents a 39 percent increase from June of 2009 when 502 homes went under foreclosure status, according to tabulated data.

McKinney: Buyers saying home prices right

February saw an improvement in the real estate market of Collin County and surrounding areas, reports the Collin County Association of Realtors.

Closed sales increased by more than 34 percent over January, and the median sales price was 7 percent higher in February ($167,250), than in January ($156,200).

The CCAR Pulse, which delves into the real estate markets of 36 local communities, reports that the average time a house was on the market in February was 111 days, down from 113 days a year ago.

NEW YORK – Wall Street is getting the good news it wants on the economy's biggest problems: banks and housing.

Investors reignited a two-week rally Monday after hearing the government's plan to help banks remove as much as $1 trillion in bad assets from their books and home sales showed a surprise increase. Major stock indexes jumped as much as 4 percent, including the Dow Jones industrial average, which rose nearly 300 points.

The Treasury Department said its plan would rely on the government's $700 billion financial rescue fund, the Federal Reserve and the Federal Deposit Insurance Corp., as well as private investors.

The ceremony was well attended at the construction site on the southeast corner of Alma and Collin McKinney Pkwy on March 20. Sunny skies provided the perfect backdrop to the start of a project that will literally bring the city of McKinney to a new level of coolness.

“Sam Rayburn Tollway” Chosen As New Name For 121 Tollway

At its regularly scheduled board meeting Monday, March 16, the North Texas Tollway Authority (NTTA) Board of Directors chose “Sam Rayburn Tollway” as the new name for the 121 Tollway.

The Sam Rayburn Tollway was named in honor of the late Congressman from North Texas. For 48 years Rayburn represented Texas’ 4th congressional district serving a 16-county area, which included Collin, Rockwall, Grayson, Fannin and Lamar counties. Known as Mr. Sam, Rayburn was the longest-serving speaker of the U.S. House of Representatives serving 17 years in that capacity, between 1940 and 1961.

MCKINNEY, TX-McKinneyUpdate.com reports that preliminary work on the Collin College Higher Education Center at Bridge Street has begun. The campus is fronting Spur 399 near U.S. Highway 75, and will contain the college's administrative staff and a parking garage.

Meanwhile, O&S Holdings, developer of the 221-room McKinney Westin Hotel, might have a shot at funding to complete the project it started about a year ago. McKinney City Manager Frank Ragan said at a February 21 city council meeting that the Dallas developer could find the needed financing, well in excess of $16 million, to get the hotel portion completed. Ragan said the retail portion was off the table right now, however.

Residents tell commissioners about the park’s historic value.

Myers Park and Event Center in McKinney was on the agenda of the Collin County Commissioners Court Tuesday, Feb. 23. The group of commissioners heard a presentation and entertained comments and discussion on any action regarding the park and event center currently owned by the county.

Paul Furr spoke in favor of the county’s continued support of the park and facilities saying it is essential to the history of Collin County.

“There have been thousands of young people come though the show barns, showing livestock,” Furr said. “It is very important that we continue to allow that to happen and continue to support the kids and adults.”

Another Myers Park supporter spoke up in agreement.

“I was born and raised here and I’ve been on the youth park ever since 1969,” he said. “My two kids went through it, my grandkids showed out there and I think it’s a great thing.”

Other voices heard in support of Myers Park were Terri Ricketts, past president of McKinney Chamber of Commerce, and the Myers park director Linda Dixon, who said the center has seen a recent increase in attendance.

Local organizations want seniors to be well so they can enjoy the holidays with their familes. Therefore, Redbud House, a senior living community, and Amedisys Home Health Care have joined forces to help provide McKinney residents a place to get flu shots and the pneumonia vaccine. The one-day event is scheduled from 10 a.m. to 4 p.m. Oct. 8 at Redbud House at 101 W. Wilson Creek Pkwy. “We are offering free flu shots to anyone in the community that has a valid Medicare card,” Redbud resident sales manager Debbie Lowery said. “They will need to bring their Medicare card and ID to receive the service free.” Without the Medicare card the charge for the flu shot will be $25 and the pneumonia vaccine will be $35, she said. People of all ages, including children, are invited to come for the vaccine, Lowery said.

The fourth strip of the State Highway 121 has a construction company, thanks to a multi-million bid that is the largest ever awarded to a contractor in the North Texas Tollway Authority’s nine-year history.W.W. Webber received the fourth leg of the SH 121 construction project from the NTTA for a bid of just under $220 million. The fourth section of the road stretches from Hardin Boulevard to the U.S. 75/SH 121 interchange and through Medical Center Drive in McKinney.

Trevor Kitt, 15, led the scouts of McKinney Troop 496 to build a 21-foot cedar boardwalk along the wooded nature trail south of Towne Lake.“I had been thinking about my Eagle project and I called the McKinney Parks and Recreation Department to see if they had a project I could do,” Trevor said. “This one sounded the most interesting so I chose it.”The walkway will allow hikers to keep their feet drier and cleaner during the wet weather.The project required digging 12 post holes and mixing and pouring cement for the posts. It also required building the walkway framework and repositioning existing ramps and then laying down the cedar planks. The new walkway joins two existing pieces of the existing walkway.Trevor was assisted in the construction by 15 other scouts from Troop 496.The project took two days to complete.

The Grants are adding to their family by adopting a puppy named Tiger.

"I thought he was really cute and we'd make a perfect match," said Demarcus Grant.

He didn't want a cow.

"They're too big!" he said.

Cirrus Health is proud to announce plans to develop a 50,000 square foot, multi-specialty hospital within the Craig Ranch 2000-acre master-planned, mixed-use development in McKinney, Texas. With completion scheduled for the fourth quarter of 2008, the new hospital site will also provide physicians with a 60,000 square foot medical office building.
"Physicians currently providing surgical services at the Surgery Centre at Craig Ranch indicated the need to expand services to better serve the growing medical needs of the area," stated Taylor Wilson, senior vice president with Cirrus Health. "We have been researching growth in the area and the results indicated developing a hospital to complement the ambulatory surgery center is the right next step."

Located just north of Highway 121 on Alma Road, adjacent to the Michael Johnson Performance Training Center at Craig Ranch, the hospital will host 6 operating suites, 2 procedure rooms, 28 pre-op and post-op beds, 4 ICU beds, and 16 private rooms. The Cirrus Group, LLC will oversee construction of the facilities as well as manage the medical office building. The project will also provide a 450 space parking garage for physicians, patients and their guests.

Bumps in road for FM543 link in McKinney

A planned six-lane road in northern McKinney still elicits debate in two places – at one location, a half-mile line of trees would be destroyed, at the other, a house could be leveled – so the city is moving forward on a noncontroversial section in between.

The City Council this week directed staff members and the city's consulting engineer to begin designing a section of the FM543 connector so that construction can begin in 2009.
Voters approved bonds for the project in 2006, and the city generally tries to build roads within five years after bonds are passed. But differences between rural homeowners and Baylor Health Care Systems complicated the schedule.

Residents in the nearby Geren Trail neighborhood, which is outside the city limits, want to preserve the treeline. Baylor officials say taking an extra 65 feet of their property in order to save the trees will hinder the site's development.
